TRANSACTION PROCESSING
As our agent, you will receive step-by-step guidelines on how to handle different kinds of real estate transactions. These guidelines include very detailed instructions about disclosures and forms that the agent must use, and how to organize all real estate transaction processes. These instructions are so helpful that even new agents will easily be able to do their first transaction by themselves.
We will check your transaction file to ensure that all required forms and disclosure are correctly filled out, signed and date. We may ask you to finish the transaction if something is missing for your file.
We may review all of your transaction files up to two times at no charge. However, if any files are being submitted for review more than two times, a penalty will be imposed of $100 for the third and each subsequent transaction file review.

LOAN/LENDERS
GPC Realty Group is first and foremost in the business of buying and selling real estate. However, as an added benefit of being part of the GPC Realty Group family, the agents may use our verified lender for their lending needs.

 

*GPC Realty Executives, Inc.’s agents and brokers are prohibited from originating loans, assisting in loan modification and/or other loan activities and/or receiving any kind of compensation from any third party without valid NMLS license and expressed written consent from the GPC Realty Group office.

INDIVIDUAL TRAINING FOR NEW AGENTS
GPC Realty Executives, Inc. may provide individual training for new agent. It is a 2-3 hour “one by one” meeting, where we will explain a sale process step by step, will show how to complete forms, and give advice on how to work with clients. This meeting is optional because all of your questions can be answered by email or by phone in the future.

TRANSACTION FORMS AND DISCLOSURES
When an agent becomes a member of the California Association of Realtors, he/she gets access to C.A.R. legal forms (Winforms, PRDS and others). However, if you do not have this access, many standard C.A.R. forms are available on our website in the documents’ library.

 

GPC Realty Executives, Inc. policy requires the use of legal C.A.R. forms in all real estate transactions; however, we may accept different kinds of forms in specific transactions (short sale, new construction, REO and etc.).

WORKER’S COMPENSATION
                The GPC Realty Executives, Inc. will provide worker’s compensation insurance for all our agents. It costs nothing for our agents. However, this fact shall not create an inference of employment and Associate-Licensee shall not be treated as an employee for state and federal tax purposes.

GPC Realty Executive, Inc.’s agent may advertise his/her website through http://gpcrealty.com. The GPC Executives, Inc. group website attracts significant online traffic from other agents, sellers, and buyers, so it can be an excellent source for referrals. To place the link to your website, please login to your GPC Realty Executives, Inc.’s home page and enter your URL at the “Person Info” page http://gpcrealty.com/personal_info.aspx. Your website will be listed at http://gpcrealty.com/agentwebstis.aspx. GPC agents can use this service for free.

 

GPC Realty Executives, Inc.’s logo or name must be displayed on your website home page according to DRE policies and GPC Realty Executives, Inc.’s Independent Contractor Agreement. PAYMENT OF COMMISSIONS TO SALESPERSON'S CORPORATION
OR LIMITED LIABILITY COMPANY

Many of our agents would like to receive the commission payable to their Corporation or Limited Liability Company. We have finally received an explanation from the DRE and IRS regarding the correct legal method of doing this.

 

GPC Realty Executives, Inc. may pay commissions to our agent’s Corporation or Limited Liability Company when all the requirements below are met:
 

 

  1. The agent’s Corporation or Limited Liability Company must be owned solely by our agent.
  2. An agent must present the following to the broker:
  3. Corporation or Limited Liability Company W-9 form.
  4. Notarized letter (sample below) stating that the Corporation or Limited Liability Company is owned solely by him/her and that he/she is requesting the commission be paid to his/her Corporation or Limited Liability Company.

Please note that the agent’s Corporation or Limited Liability Company can’t be involved in a real estate transaction. In real estate transaction, the agent may act only as an individual person. This is because only he/she has a DRE license, is affiliated with GPC Realty Executives, Inc. and is permitted to represent a buyer or seller in a real estate transaction.
