Business Cards/ Marketing Materials
 

  • At GPC Realty Executives, Inc. we understand that your business card is an important part of your networking. Therefore, we do not have strict guidelines but we ask that you abide by the two DRE regulations regarding agent’s business cards:
    1. Disclose your broker name. We recommend you use the GPC Realty Executives, Inc. logo for this purpose. Click HERE to download the company logo.

    2. Display your DRE license number on your business card.

    You can design your card as you wish. However, if you add any promotional wording other than your basic contact information, please email a proof of the cards to info@gpcrealty.comfor the broker’s approval.
     Please use your direct contact information (not our office) on your business cards. If you do not want to list your home address, then we suggest purchasing a P.O. Box or not listing an address at all.
     

    We have provided you with a few recommended business card vendors who offer affordable templates and styles that meet everyone's criteria and wallet. These companies have several different options and templates for your materials, as well as, quick shipping options. However, you may use any vender of your choice for your printing needs.

    Signs

    Below are the sample of our signs. We can provide for you the standard GPC Realty Executives, Inc. yard sign “FOR SALE” (18X24inch). There is no charge for the sign, but you have to leave a refundable deposit for each sign. Our preferred sign makers can make a personalized yard sign with your picture, name and other desired information. They provide the discounted price for GPC Realty Executives, Inc. agents, have been different GPC Realty Executives, Inc. sign templates, posts and other inventory you may need.
    You can also use any sign producers and sign designers if you prefer, but your company logo or name must be used on your signs. You can download the company logo from the GPC Realty Executives, Inc. website.

    Referral Fee from another broker

    GPC Realty Executives, Inc. agents may receive a referral fee or some other sort of compensation from another broker. GPC Realty Executives, Inc. will charge a 10% fee (no more than $500) for this activity. This item is applicable only when you are receiving a referral payment from another broker. For example, you referring your friend which wants to buy house in NY to a broker doing business there. The Broker agrees to pay $1000 referral free to you. You would have to pay 10% of that ($100) to GPC Realty Executives, Inc.

    Rent and Property Management


    A GPS Realty Executives, Inc. agent IS NOT allowed to provide property management service for the public.
    Rental/Lease
     

     

     

    1. The GPC Realty Executives, Inc. Agent on a rental/lease property can list a rental property on MLS, market it, show it to a potential tenant and introduce him/ her to the owner. The owner or his/her representative must complete the rest of the renting process.
    2. A GPC Realty Executives, Inc. agent can accept a rent payment or deposit payable only to the property owner or management company.
    3. A GPC Realty Executives, Inc. agent must never sign any rental documents in place of an owner or tenant.
    4. A GPC Realty Executives, Inc. agent must report about the rent/lease transaction within 48 hours by uploading the associated documents/forms to the “My Transactions” Web page on www.gpcrealty.com.

     
    There is a penalty and late fee for ignoring this requirement. Please check for further information about penalties on the agent home page.
     

    1. A GPC Executives, Inc. agent must not accept any type of compensation directly from a property owner or tenant. The compensation must be paid through the GPC Realty broker.
    2. The broker’s fee for a rental/lease property is 10% of the total commission ($50 minimum and $500 maximum per completed transaction).
    3. The broker’s fee is waived if the agent is also the owner for the rental property or tenant (his/her name is on the property title or lease agreement).
    4. The agent will receive his/her commission when all documents/forms required in check list are uploaded to the transaction file.
    5. A rental/lease transaction is not covered by GPC Realty E&O insurance.
    6. The conducting of a property management business (soliciting owners and renters, renting, leasing and maintaining properties in expectations of compensation) with the public without the knowledge and permission of the employing broker is in violation of Sections 10130, 10131(b), 10137 and 10145(c) of the Business and Professions Code. This action is subject to real estate license suspension or revocation and/ or civil lawsuit.

    Transfer Exisitng Listings
     

     

         There are two ways to do this: 

    1. Cancel your current listings, move to the new office and open the listings again under the GPC Realty Executives, Inc. name.
    2.  The present broker may release your listings and allow you to transfer the listings to the new office. You need to ask the broker’s permission for this option. The transfer from is available in our website document library.

    In any option, you have to disclose the fact that you changed the office to your client.

    GPC Realty Executives, Inc. provides support and consultation to our agents.

     

    You may write your questions to info@gpcrealty.comand we will answer them in 24 hours, but if you have any urgent matters, the broker’s support is available by a “hot line” phone number 24/7.
    Also, the C.A.R. Member Legal Hotline 213-739-8282 is a free service to all our salespersons. It gives agents the opportunity to briefly talk to a C.A.R. attorney in a confidential telephone conversation about legal issues that they face in their practice.     Advanced Commission Program/Cash in 24 Hours

    GPC Realty Executives, Inc. can pay a part of an agent’s commission in advance (before COE), when the agent has at least one transaction in escrow or minimum of 2 active listings. This allows our agents to enjoy advance payment of his/her real estate commissions. The funds are guaranteed to be mailed the same business day or delivered within 24 hours by direct deposit to your bank account. You may also choose to pick up cash/cashier check at our office. No payments are required until your repayment date. If, for any reason, an agent cannot repay the advance commission on the repayment date, he/she will be entitled a 12 month “grace period” where monthly payments are made to cover the interest and 5% principle until you close your next escrow or the full advance commission balance is repaid.

     

    When an agent has tow or more listings, the agent may also receive a commission advance. YOU DO NOT NEED TO HAVE A SALE IN ESCROW!! You simply make payments (interest and principle) each month until you convert one of your listings to a closed sale or the full advance commission balance is repaid.
    An agent may receive in advance up to $3000, but no more than 30% of the expected commission.

    Advance Commission Fees and General Terms

     

     

    Processing Fee- $99
    Finance charge: 0.25% per day. Minimum finance charge: $199
    No payments for up to 30 days when you have a transaction in escrow
    Month payment “grace period” (if applicable): 5% of principal balance plus finance charge (0.25% per day on remaining balance)
    “Grace period” is for 12 months
    Late fee: $50
    Funding Method and fee
                    Deposit or wire transfer: $35
                    Cashier’s Check: $35
                    Cash: $35
    Mailing Fee:
                    Mailing a check by first class USPS- no fee
                    Overnight mailing- $25
                    Pick up from our Carlsbad office- no fee
    Advance commission must be repaid from the agent’s next earned commission.
    An agent may make repayment at any time.

    ADVANCE COMMISSION APPROVAL IS UNILATERAL BROKER’S DECISION AND HE MAY DENY THE APPLICATION WITH OR WITHOUT EXPLANATION.
